The case for and against

Updated Oct 21, 2026

Bull case

Community Healthcare is attractive because its differentiated focus on small, non-urban healthcare properties reduces competition, limits new supply, and supports a steadier pipeline of acquisition opportunities through management’s deep operator relationships. Near-term catalysts include a 220 bps occupancy improvement target versus the 2Q26 level, the likely resolution of the Assurance transition, and about $70 million of asset sales by year-end, while the recent dividend cut should preserve cashflow for accretive investment. Despite a -9.8% YTD total return versus +6.8% for the NAREIT Equity REIT index, the shares offer a 9.6% annual dividend yield and appear undervalued at 9.0x 2026 FFO versus a historical average of 12.6x.

Bear case

Community Healthcare is facing a constrained growth and valuation backdrop because higher interest rates are raising financing costs, with a 50 bp increase on the $285 million 2Q26 credit facility balance estimated to add $0.05 per share of interest expense. That pressure is already visible in lower earnings expectations, as 2026 FFO is reduced to $1.93 per share and 2027 FFO to $1.96, both below consensus, while capital constraints and a higher cost of capital limit acquisition-driven expansion. Although management sees value in the portfolio and has about $70 million of potential dispositions, acquisition yields are lower than AFFO yield, tenant and re-leasing risks remain elevated, and leverage near the high-5x net debt/EBITDA range leaves little room for missteps.
