The case for and against

Updated Oct 16, 2026

Bull case

Center is viewed positively because its Midwest and Mountain West apartment footprint offers more stable revenue growth than more supply-heavy or less affordable markets, while also benefiting from improving multifamily fundamentals and strong regional performance. Its valuation remains discounted versus peers, with shares at 12.0x 2026 recurring FFO and about 20% below NAV, yet the balance sheet is set to improve meaningfully as pro forma leverage falls below 7.0x and weighted-average maturity extends to 8 years from 6.7. The announced transactions should also support earnings and cash flow through roughly 5% FFO accretion, plus further upside from redevelopment, WiFi expansion, and cost synergies.

Bear case

Center is viewed negatively because its strategic review failed to unlock a full revaluation, with only $245 million of asset sales after 7 months and no company sale, leaving the stock still at an 18% discount to the apartment peer group average and trading at 12.0x 2026 FFO/sh. The portfolio shift toward Minneapolis and Colorado may improve long-term quality, but it increases near-term exposure to the weakest-performing markets, while the negative cap rate spread on dispositions versus acquisitions and a 6.5% economic cap rate imply about $16 million per year in lost AFFO. Even with debt paydown and estimated $8-9 million in annual interest savings, growth is expected to remain weak through 2027, and elevated leverage plus lower-income tenant exposure heighten downside if employment trends soften into 2026.
