The case for and against

Updated Oct 14, 2026

Bull case

Fidelity National Finl is attractive because its Commercial franchise appears to be the most durable near-term growth driver, with Direct Commercial revenue rising 32% YoY in 2Q26 and 15% YoY in 1Q26, supported by a diversified pipeline and a broad national/local footprint. Its Title business also shows structural resilience, as Adjusted Pretax Title Margin expanded to 17.8% in 2Q26 and 13.1% in 1Q26 despite recruiting-related cost pressure and still-muted residential activity, while margins have averaged roughly 600 bps above peers since 2015. The outlook is further supported by operating discipline, cash generation, and capital returns, including $875 million of operating cash flow in 1Q26, about $2.5 billion of cash, and continued share repurchases alongside AI and technology investments that should add efficiency over time.

Bear case

Fidelity National Finl is pressured by a still-fragile housing backdrop, where elevated mortgage rates and affordability constraints could keep transaction volumes subdued and delay a fuller recovery in its title business. Although 1Q26 revenue rose 18% year over year to $3.2 billion and adjusted net earnings increased 16.9% to $249 million, both fell short of elevated expectations, underscoring execution risk despite recent order growth outpacing FAF in 1Q26 and 2Q26. Near-term margins are also being weighed by recruiting investment, with field operations headcount rising to 11,000 in 2Q26 from 10,500 a year ago, while F&G still trades at a wide discount to book value.
