The case for and against

Updated Oct 16, 2026

Bull case

FrontView REIT is well positioned because it continues to source accretive net-lease acquisitions at 7.3%-7.4% yields while maintaining a long 7.1y-7.3y WALT and meaningful 31.4%-33.6% investment-grade exposure. Portfolio quality is improving as occupancy rose to 99.4% from 98.7%, credit issues have largely been digested, and re-tenanting efforts plus attractive recapture rates support future cash flow resilience with about 18% of ABR maturing through 2028. The balance sheet also underpins the constructive outlook, with net debt to AEBITDAre at 5.4x, adjusted leverage at 4.0x, liquidity of $208mm, and FY26 AFFO guidance raised to $1.32-$1.34 alongside higher net investment guidance to $120mm.

Bear case

FrontView REIT is viewed negatively because its business faces stiff competition from better-capitalized real estate investors that may accept more risk and outbid it for acquisitions. Its leverage profile adds downside risk, as short-term interest rate changes can compress returns to common shareholders and create dividend volatility, while the company itself says no leverage strategy is assured to succeed. Although 2Q26 investment and ATM activity lifted total revenues through about $35.3 million of net investments, FFO and AFFO per share were revised slightly lower due to a higher share count, and the estimated FY26 AFFO of $1.31 is only near the midpoint of guidance at $1.29 to $1.33.
