The case for and against

Updated Oct 15, 2026

Bull case

LXP Industrial Tr is supported by a stronger balance sheet, improving leverage, and disciplined capital deployment following strategic dispositions in 2025, including the sale of two vacant development projects in October 2025. Its outlook is further bolstered by accelerating leasing momentum, with 4.6 msf of first- and second-generation leasing completed by early June and average rent growth of about 23%, while favorable market exposure in Phoenix and Columbus aligns with industrial demand tailwinds. Valuation also appears attractive, as the stock trades at an 18.2x multiple on the 2026 FFO/share estimate, roughly five turns below the industrial REIT sector average despite fair pricing at a 5.9% cap rate.

Bear case

LXP Industrial Tr is pressured by higher interest rates, which narrow the spread between investment yield and cost of capital, raise refinancing risk on upcoming debt maturities, and can compress asset values as cap rates move higher. Its fundamental outlook is further weakened by exposure to recession-sensitive retail and logistics demand, tenant bankruptcy risk, and speculative development projects that could delay lease-up, keep leverage elevated, and produce yields below expectations. Although management is streamlining the portfolio with about $200M of assets for sale and debt/EBITDA improved to 5.1x from 5.8x, the need for capital markets liquidity and continued debt management leaves the balance sheet vulnerable.
