The case for and against

Updated Oct 17, 2026

Bull case

Redwood Trust is supported by record operating momentum, including $8.5B of mortgage banking production, $5.2B of securitization issuance across 11 deals, and a 19.1% non-GAAP core segments EAD ROE in 1Q26, showing that its platform can scale profitably even in a difficult origination market. The Sequoia joint venture with Castlelake and Brookfield adds up to $8B of purchasing power for prime jumbo loans and could contribute $0.12 to $0.15 of annual EPS, while Aspire’s $1.6B of quarterly locks and inaugural $391M securitization broaden growth beyond the core conduit. At the same time, the legacy portfolio has fallen to 15% of capital from 20% last quarter and is expected to become a much smaller drag, allowing more capital to shift toward higher-return mortgage banking businesses.

Bear case

Redwood Trust is viewed negatively because its latest results showed only a modest operating EPS beat, while GAAP earnings remained a loss of ($0.07) after $23M of fair value, restructuring, and acquisition-related charges, underscoring earnings fragility rather than durable profitability. Tangible book value fell to $6.87 from $6.97 and recourse leverage rose to 1.1x from 1.0x, signaling weaker balance-sheet support at the same time that higher funding costs and margin pressure can erode returns in its mortgage REIT model. Although higher net interest income helped the quarter, the company still faces meaningful funding, leverage, operational, and execution risks, and its reliance on legacy portfolio repositioning leaves earnings capacity and book value vulnerable.
