The case for and against

Updated Oct 16, 2026

Bull case

Strawberry Fields REIT is attractive because it trades at only 9.5x 2026E AFFO/sh and still reflects a 17.4% discount to reNAV/sh, even after factoring in that some of the valuation gap is fair for a smaller-cap REIT with near-term debt maturities and lower EBITDARM coverage. Its fundamentals are strengthened by recent debt capital markets activity, a higher reNAV/sh estimate of $17.00, and a refinancing opportunity around ~$250 million of debt expiring in 2026, which improves cash flow certainty and supports balance-sheet flexibility. The company also offers a healthy ~5% dividend yield with only a ~50% AFFO payout ratio and access to $100 million to $150 million of annual acquisitions, making its disciplined focus on smaller SNF deals a durable growth differentiator.

Bear case

Strawberry Fields REIT is vulnerable to a weak fundamental setup because its skilled nursing tenants depend heavily on government and insurance reimbursements, exposing rent collections to reimbursement cuts, regulatory changes, lawsuits, and compliance costs. Its cash flows are also less dependable due to tenant default and bankruptcy risk, significant lease expirations in the next three years, floating-rate debt, and RIDEA leases that tie results to facility-level operating performance. Governance and valuation add to the negative view, as concentrated insider ownership can limit minority influence, management incentives can cloud G&A predictability, and the stock’s 9.2x FactSet consensus 2026E AFFO and 6.6% discount to NAV leave little margin for reimbursement disruption or refinancing stress.
