The case for and against

Updated Oct 18, 2026

Bull case

Sun Communities is well positioned by its concentrated ownership of 455 properties, including 295 manufactured housing communities and 160 RV communities, with nearly half of the portfolio in Florida or Michigan near major bodies of water that support durable second-home and vacation demand. The company benefits from manufactured housing’s long record of annual rent increases with no annual declines, and its RV business appears to share similar pricing resilience, while 1Q26 results showed a strong FFO beat and RV NOI growth of 6.3%. A narrower business focus, lower leverage after asset sales, and a more stable operating mix should improve investor confidence and support further core FFO growth, which management raised to $6.87-$7.07 per share for 2026.

Bear case

Sun Communities is viewed negatively because the $1.0B UK sale removes roughly $140mm in NOI and $90mm in FFO, while the lower-than-expected sale price and slightly weaker FFO generation reduce 2027 core FFO/sh by 5% and 2026 core FFO/sh by 1%. The planned use of $300mm for acquisitions at a 4.5% cap rate and $700mm for repurchases only partially offsets the impact, leaving roughly 5% dilution to 2027 core FFO/sh and highlighting limited earnings accretion. The stock also faces a difficult operating backdrop, as management has provided inconsistent guidance, the business is highly complex and seasonal, and residential REIT demand remains exposed to employment, wage growth, household formation, and housing affordability trends.
