The case for and against

Updated Oct 14, 2026

Bull case

Wynn Resorts is supported by a luxury resort portfolio that continues to show pricing power and resilient cash flow, with Las Vegas delivering hold-adjusted EBITDA growth of 5% to $235 million and Macau showing strong underlying demand as mass drop rose 19% and handle increased 32%. The company’s outlook is further strengthened by long-dated growth optionality from planned nongaming investments in Macao, a new 432-suite tower opening in 2029, and the managed integrated resort in the United Arab Emirates expected to open in 2027, which together could expand earnings beyond its core assets. Despite near-term pressure from Macau uncertainty and the UAE overhang, the business remains high-quality and undervalued relative to its asset base, ample liquidity, and capital allocation potential, including shareholder returns.

Bear case

Wynn Resorts is negatively viewed because its earnings profile remains heavily exposed to high-end gaming demand and to discretionary spending cycles, both of which can weaken when customers pull back. Political risk in Macau, where the company received 49% of its 2025 pre-pandemic EBITDA, compounds the uncertainty, while high construction costs for ongoing nongaming expansion and the planned 2029 tower may pressure returns. Although the quant model flags valuation as relatively cheap, that support is outweighed by weak profitability, showing the company is not efficiently converting investment into earnings and leaving the outlook fragile.
