The case for and against

Updated Aug 21, 2026

Bull case

UDR is a strong operator in the multifamily apartment community market with a geographically diverse portfolio and a strong balance sheet. While there has been recent concern over lower projected same-store growth, UDR's strong management and positioning should help mitigate any potential impacts. In the long-term, UDR is expected to benefit from a decline in new supply and improvements in pricing power and earnings growth.

Bear case

UDR is a diversified real estate investment trust with a strong operational track record, but we have a negative outlook on the stock due to environmental sustainability concerns and potential risks to rental demand and external growth in its key markets. Additionally, UDR's current valuation is undemanding, but its net debt/EBITDA ratio is relatively high compared to other apartment REITs. Despite a strong earnings release in 3Q25, we are lowering our FFO estimates for 2026 and 2027 and see the stock continuing to trade at a discount until recent volatility and management questions subside.
